Building a home or taking on a major renovation is a big step — and we believe it should feel clear, collaborative, and exciting from day one.
Here’s how we work, from the first conversation to the finishing touches.
1. Consultation
Every project starts with a conversation. We begin with an on-site consultation to walk the space, discuss your goals, and understand your vision.
If meeting in person isn’t possible, we can easily connect by phone or meet at a local café.
Our consultation fee is $300, which includes valuable insights tailored to your project — a ballpark budget, scope of work, and timeline.
You’ll come away with a clear understanding of what’s possible and how to move forward confidently.

3. Starting the Build
With the planning complete and permits approved, it’s time to start building.
We work on a time-and-materials basis, so you only pay for the actual work completed — nothing more. We track every hour and expense in real time and bill weekly for full transparency.
Throughout construction, we compare progress against the detailed budget created during Preconstruction, making sure we stay on schedule and on target.
If the job moves faster than anticipated, it costs less. And if something unexpected comes up, we handle it together — without surprise change-order fees.
2. Preconstruction Planning
Once we’ve aligned on your goals, budget, and timeline, we move into the Preconstruction Planning Phase — where your ideas start taking shape.
This phase begins with a retainer and is billed at $100/hour. During this time, we price out every detail of your project — from framing to finishes — to ensure complete transparency.
We’ll coordinate with subcontractors, review plans line by line, and make adjustments together to stay within budget.
If you don’t yet have drawings or plans, we can connect you with trusted architects and designers to help develop them.
We use separate contracts for preconstruction and construction to ensure every phase is handled professionally and fairly. Even if you decide not to move forward with the build, your investment covers the detailed planning and pricing work that sets your project up for success.
4. Warranty and Follow-Up
We proudly provide a one-year warranty on all completed projects, giving you peace of mind that your investment is protected.
If any issues arise within this period, our team will respond promptly to make things right.
