BoHo Farm House — A Modern Pastoral Reawakening

At BoHo Farm House, what began as a tired upstate structure became a luminous modern retreat. The house was taken back to its studs and wholly reimagined, its layout reconfigured to create a sequence of private bedroom suites, each with its own light-filled ensuite bath. Downstairs, a former drive-in garage was reborn as a dramatic primary suite, centered on a freestanding soaking tub and anchored by a micro-cement bathroom that reads equal parts spa and sculpture.

Materially, the renovation celebrates contrast: reclaimed barn-siding floorboards, white shiplap walls, and micro-cement finishes weave together warmth, texture, and contemporary restraint. Radiant-heated concrete tiles ground the lower level, while a custom stair leads upward into an expansive open living floor wrapped in pastoral views. Solid English White Oak flooring—softly tinted and matte—runs throughout, paired with whitewashed shiplap ceilings for an airy, tonal calm.

Bathrooms feature open, curbless micro-cement showers and deep tubs that quietly frame the countryside beyond new energy-efficient windows. A custom kitchen extends toward the pool terrace and deck, dissolving the line between indoor gathering and outdoor leisure.

Outside, the gesture is equally bold: the entry was rethought and relocated to improve circulation, the façade reclad in black-stained shiplap, and the original brick fireplace resurfaced in micro-cement. A utilitarian delight—the firewood load-in closet—allows wood to be stocked from outside and accessed cleanly beside the hearth. Systems were upgraded with a heat pump HVAC, new lighting, and full mechanical rework for comfort and performance.

Today, BoHo Farm House thrives as a coveted and highly profitable Airbnb rental—its success all the more notable given the entire transformation was completed in just seven months.
